The high bidder will be required to sign an auction purchase agreement, and give a down payment in the amount of 10% of the final purchase price, immediately following the auction. If the high bidder resides outside of McDonough County Illinois, or is out of town at the time the auction closes; then the purchase agreement must be signed (in person or digitally) and a down payment given (Business / Personal Check, Guaranteed funds or by wire transfer) are accepted forms for the DP, Before 12:00 Noon on Friday July 25th, 2025, the day following the auction. The balance of the purchase price shall be due within 30 days from the date of acceptance and possession will be given upon full payment. Down Payments / Earnest deposits are non-refundable and the purchase agreement is not contingent upon financing and buyer and / or lender inspections. By bidding you are agreeing to the terms and conditions of the auction and stating that you have inspected the property or you are waiving your right to inspect.

Security Deposits and Rents: Any security deposits that are being held by the seller, will be given to the buyer(s) upon a successful closing. Any rent monies collected by the seller, that represents rent income for the month in which closing is completed, will be prorated between the seller and the buyer.
Buyer Premium / Auction Fee: This auction is being conducted subject to a 5% Buyer’s Premium / Auction Fee. 5% of the high bid, will be added on top of the high bid amount to determine the final purchase price. The down payment is based upon the final purchase price.
Offering a 2% Buyer Broker Fee to any Licensed Real Estate Agent, who Registers a client with Lowderman Auction & Real Estate, 72 Hours prior to the Start of the Auction Closing, and Realtor Represents their Client during the Closing of the Auction; and such client is the high bidder and eventual buyer of the Property.
